Can anyone advise me on the LAVASA project being developed by HCC? Their rates are in the region of 3000 - 3400/sq ft?

Having left Pune in 2000 - can't imagine the rate levels being mentioned here?

Secondly are their any land disputes considering the size of the project, etc? Local market demand in Lavaasa?

Where is Lavasa

Located in the western mountain ranges of India, Lavasa is very near to the two major metropolises, Mumbai and Pune. Lavasa is part of 25,000 acres of land declared as "Hill Station", with an extensive Master Plan covering half that area, it is built around the 20 kms long Warasgaon Lake. There are five access routes to Lavasa, one of which is enhanced and developed. This is the Chandni Chowk- Pune road to Lavasa which offers a similar quality drive as one experiences on the Mumbai-Pune Expressway. This road makes Lavasa approximately an hour's (around 65 kms) drive from Pune and almost 3.5 hours away from Mumbai (around 200 kms).

Rates? Haha, I want to still pay that rate in the heart of Pune. So I should not be commenting at all. :emembarrassed:

I am waiting for that day as well......though I wouldnt buy in so called deccan, kothrud areas............dont know how these are hyped to 9000+ by crafty builders....

pollution, narrow roads, unbearable traffic, noise, dust.......I almost fell sick last time I stayed there.....it takes ages to go to hinjewadi from these places even in the afternoon forget peak day time...

Koregaon Park etc are probably better but I dont like those areas otherwise....and since I would work in Hinjewadi those are far away from work perspective.....

Lavasa seems to be in middle of no where. It may be a good vacation home but staying and working from this place is another 10 years away at the least. I came across this project an year back. Too much hyped with Sharad Pawar's daughter and son in law driving this project and large banks investing crores of Rs in it.

Personally I doubt success of this project. Its like mini-Amby Valley, a place for rich and famous to go for relaxation. It doesnt suite my profile and I will prefer to invest in a land close from the city. With bubble bursting in another 3-7 years, this place will come down like another Stockton/Tracey/Central Valley (Bay Area).

My 2 cents.

yes it absolutely doesnt make sense to put your money there....the rate charged is horrendous......Lavasa rates put all other rates in Pune and elsewhere in India to shame...

it's not that they charge u 3000 - 3300/sqft for the whole size of the plot. they have some calculation ratio which determines what % of the plot is constructed upon and then they charge u accordingly. e.g. if u were to go for a 1/2 acre plot with a built up area (villa) of around 3500 sqft then they charge u for approx 5000 sqft which also includes the plot area.

apartments being charged at Rs 500/sqft lesser than the villas!
