Need to sell commercial office in complete white money

I have a commercial office space in West Delhi (274 sq ft ) @ 12500 per sq ft. I'm finding real difficult in selling that property as people are not ready for white money . This office is located in a posh commercial mall. I don't want to convert my white money to black money. Need advise...The price will come close to 34 lakhs....Ideal for a small business ...
