We moved back in 2008 to Pune after staying for 15 years in US. I was active on the board for couple of years but off for last few due to hectic travelling schedule.
I was wondering if there are people interested in residential flats proposal in Pune. I was looking out for a property in Baner/Aundh/Hinjwadi area and come across a land proposal. There are two land parcels available in Hinjwadi area close to Highway. One is 4000 sq ft and other one is 32000 Sq Ft. Current on going rate is around 2200 Rs psft for land. If we can get few interested people, we can buy land together and build our own flats with our specs. I think the std current cost for building/contruction is around 1500Rs psft. So we are looking at around 3700 Rs psft. (Max 4000) which would be very much less than market.
Few advantages are:
1) Land and flats ownership will be on group name including everyone in the group.
2) Building and ammenities can be done as per our specs
3) Construction quality would be good and we can avail all discounts offerred by venrdors.
4) We can get actual sq fts and not SUPER SUPER builtup.
5) No need to pay heavy amount for Car Parking and MSEB etc.
6) No need to pay service tax or VAT as we won't be doing this for business and building our own

Few advantages are:

The above looks like a bad idea to me.
There may be dispute in future ,if one member wants to move out and sale his flat?

The land will be on group name but flats will be on Individual Name. We can define EXIT policy/Strategy in advance if needed.
But as is .... If the flat is on individual name, that person can sell it anytime.
