Hello Everone,

We would be travelling to Pune at some point of time for Vacations and for our R2i plans. We should share our experiences with all over here.

I would be starting next week from JFK, though Initial week I would be in Delhi, I would be in Pune for 3 weeks. I would travel to pune after 2.5 yrs. I used to work in Hinewadi before I went and would love to see how this area has developed in last 2-3 yrs. I also had bought a rowhouse in wakad and would see the surrounding when I visit. For the interest of all my r2i friends here I would update this thread.

Similarly I would advise you guys to keep updating this thread, for all of our intrest.

I had a four week vacation in India, during which I travelled to Delhi, Rajasthan, Pune, Mumbai & Goa. Most of the time I was based in Pune.

Seeing Pune after 2.5 Years was quite intresting, One line in which I can describe it is, Pune is growing too fast. Theres construction happening everywhere, though it was difficult to say wether IT parks are getting created more or new residential buildings. Roads have become better, though traffic is more.

Everything has doubled price vise in last 2.5 years. Prices of food transportation, rents, housing, schools, medicines everything is costly. I think India is growing too fast, dont know if its good or bad.

One thing for sure being sought for by everyone is house,Young People are ready to buy 2BHK for 45-50 lakhs, I wonder how much they are earning?

The connectivity with Pune Mumbai Expressway is excellent but only till Panvel, Rest of the mumbai is too crowded. I hope International airport in Panvel will make life easier for Puneites . (I nearly missed my flight reaching airport).

Everything is present in India, (nearly...) LCD's, nice Bikes, Cars, Macdonalds, Pizza....,Subways, Newer Malls (though smaller).. Younger people are always hanging out here..

Hinjewadi looks totally Different with new building with very good architecture work, coming every where, I couldn't make out I was working there 2.5 yrs before.. Wakad is having IT parks too (I saw very big Goel Ganga IT park in Wakad too :-)), Newer BIgger projects have come up now..

Though one thing i see is its getting too crowded everywhere, and more polluted because of all this. For evrything one needs to have patience, because things happen differently in India.

Overall I had a satisfied vacation, though I had too empty all my pockets in the end.

Some of my friends in US who are intrested in investing in Punes RE asked me wether what I saw as Prices of RE as genuine or wether its just a hype?

I would like to share this information with all of you as well, since some of you have same questions and have not visited Pune for sometime as well.

There is definately a BOOM in pune, no doubt. This BOOM is not only in RE, its everywhere, the markets are full, the shops are full, Lots of products in market, people buying lots of things wether its clothes, cars, food etc. So definately People have money.

The Real estate reflects the overall mood in the market. People have money they are getting good salaries, now a days in IT, bachelors in IT field prefer there wife too be in IT too, I see lots of IT couples and this is very common.

Hinjewadi reminds me of BKC (Bandra Kurla Complex in MUmbai) its like Glass buildings everywhere and newer IT parks in wakad, Baner,Aundh are also there. SO definately there will be more people coming here and joining them. So the Boom is definate.

But, there are people who are using this boom to their advantage, and using loop holes in system, like builders who quote a price and change it very often, who also cancel projects for thier own good. So one needs to be aware from them.

All in all what i see in Pune is a Boom, and Pune is growing for Sure.

Nice informative post Lalit. Thanks for sharing the information. I observe lot of parallels between Hyderabad and Pune. Couldn't wait to see new India in person. Last time I visited was in Feb2006 and my family there say that was nothing compared to now.
