Hi,
We finally made our mind to return to India some time in May 2011. But we are not sure how to plan our move. We have a own house here in US and need to sell it before May 2011. But not sure what is the best time to put the house in the market?

The good time to sell the house is - when the schools closes at the end of the academic year and before the schools reopen for the next academic year. If possible try to give best uplift to your house as much as possibe before putting into the market. The good agent will guide you into proper way of marketting your house to sell faster. Select the best real estate agent. Do not go for an agent who is a nursing mom to a todler or infant. She will not be able to give much time to sell the house but go for the one who is able to give lots of time in selling your house like keeping open houses, exposing your house in magazines, internate etc. Good Luck

FYI, we selected the best RE agent but no luck. We had 5 house on sale in our area(3 of them Desis). Only 2 houses got sold in this season and showings have drastically reduced to NIL in the past few weeks. Pathetic situation. Luck play major role. There are just too many good houses for the buyers.

If the buyers are chinese or desis then you might have some luck. Inventory is high. So, cross your fingers and hope the best. If you own a house, sell it first and then think of R2I.

Selling a house at todays economy is highly challenging. You need to have lot of luck and should do lots of stratigies. You have to give a good face lift as much as possible. Like paint the house, professionally steam clean the carpets, replace the dull and worn out cabinets , fixtures like faucets, cabinet handels etc.. Use lot of air freshners, avoid cooking using strong Indian masals which give strong odor, especially if there is any showing is scheduled. Customers generally look for good looking kitchen and bathrooms. The idea is to bank on when the prospective buyer visit your house for showing which is really very hard to come by. Grab it when that happens.
