Best rental income for the money invested in real estate - Chennai

I don't remember that I have seen the below information in R2I forum, if there is a one, please point to me.
If one would like to invest today in real estate in Chennai only for rental income, which is the best place / best option for the money? I can give some examples here..
1. If one can buy a 2BR flat in and around Mylpoare / Mandaveli area for Rs 80/90 Laks ( with open/closed car parking and max age of the building should be 15 years), the approx rental return is Rs 20,000 /Rs 25,000 pm
2. Instead of the option 1, if one invest the same amount in say Velachery, it is possible to get a bigger house and possibly new / relatively new house. But what will be the rental income.
3. Or some other place like Mahindra city or siruseri, where you may buy 2 2BR houses for the same above price, but what will be rental income?
For options 2 and 3, potentail real estate appreciation exist. But I am trying to get answer, where one can invest in Chennai to get maximum rental return on real estate investment?
