As an owner, while returning the deposit money to the tenants, is it required to collect original agreement from them?
What if tenants had lost the original? Can tenants come back to the owner again cliaming that the deposit has not retuned to them if they still have the original agreement with them?

I have few doubts about rental agreement done in India
1. Why it is mostly signed for 11 months not 1 year?
2. Is there a standard rule how much (in Rs.) stamp paper should we use for the rental agreement?
3. Any good sample rental agreement ?
4. What should be the annual increment of rental price ( 5% , 10 %) in the agreement in metro cities ?
5. How much should be the tenants responsibility for the repairs before they should contact the owner ?

For #1 - Contracts for 12 months and over require registration at the court or something

Just get a receipt from them that the security deposit has been repaid.

Thank you dbs. They wrote it in a white paper that they received the deposit but I am asking to get it done in a stamp paper. Lets see.
Lesson learnt: Never rent to students, No, not for loosing original agreement but they call you aunty so many times that you start feeling that you are almost there to take your last journey of your life :angry:

Actually a stamp paper is not required. You can get the signature of the receipient in a revenue stamp. Perhpas a stamp paper is more reassuring.

Let it be a contract of 2 months or 2 years do proper paper work. And a copy of proper agreement is to be kept with the registrar office.
