Hi,

We recently bought a plot (37*40) and planning to build a house for rental purpose (could be G+3 or 4). We live in Dallas,TX and so can't moniter the whole process personally and regularly. We have few relatives who said, they can be at site and can oversee, but i am concerned as this process could long for atleast 8 or more months and lot of stress. So, my questions are:

1. How feasible is to get the project done by a contractor?

2. If so, how much it would differ on average if we build ourselves or if contractor does?

3. How to rely on contractors especially the quality of material and quantity being used?

4. Even if my relative(s) oversee, is language a barrier ? (Telugu and Kannada)

5. Lastly, how much stress is it for us remotely both financially (after some math, we estimated cost of 80Lk) and mentally?

If anyone has recently gone through house construction process in Bengaluru, please share some thoughts.

I would really appreciate if anyone can share some information of any contractors they worked with. very new these matters, so seeking suggestions. Help me out.

If its in Benguluru,you should see equal number of kannada/tamil/telugu speaking workers.
You can have somebody monitor and give the work contract..meaning the labor is contracted at a fixed price for the whole job and your folks will supply the material.It will ensure you get quality fittings
Alternatively,a contractor taking care of the whole thing and your folks checking the material or having the material/fittings brand and quality drafted in the contract- can help.
My Dad went with the former model
The latter might be better for your case as you folks can just walk in once a few days to check the progress
The going rate is around 1200 per sft

i had constructed my own house 3 years back after the contractor could not cope up with the requirements.
Further i and my friend (both engineers) have started a constructions and have succesfully completed many and could do urs as well. anyway i hereby answer your questions by virtue of my experiences.

1. How feasible is to get the project done by a contractor?
It is feasible, provided the contractor is loyal to you your house work quality and duration of work.

2. If so, how much it would differ on average if we build ourselves or if contractor does?
Normally 25% of the total project cost is the profit margin a contractor desires and its justified for his work, if done properly. I have given out the margin secrets i guess now.

3. How to rely on contractors especially the quality of material and quantity being used?
Except certain hardware items and natural resources like sand, bricks, wood etc, every other material comes with a bill (if needed) and packing. You only have to ocassionally make sure that the branded materials have been used.

4. Even if my relative(s) oversee, is language a barrier ? (Telugu and Kannada)
I don think this is an issue. Everybody nowadays knows kannada or hindi atleast.

5. Lastly, how much stress is it for us remotely both financially (after some math, we estimated cost of 80Lk) and mentally?
Somebody on your behalf has to make timely payemnts after seeing the works completed as per the agreement. It should not be a headache as u have quoted.
