Dear Friends,

I'd like for us to actively post and exchange general information about Bangalore RE and surrounding hotbeds like Electronic City, Hosur, Anekal, Yelahanka, Devanahalli, Vijipura, Kanakapura, Nelamangala, Bidadi, Ramanagara, Chikkaballapura, Doddaballapura, Hosakote, Malur, Magadi and other places.


One could scribble in general about the availability of properties for sale (not necessarily by yourself - there seems to be a dedicated thread) and any recent buy (not necessarily by yourself) by any relative and/or friend - preferably information that is received from a reliable source. I cannot stress enough on this 'cause I'm convinced that one of the major culprits for the artificial prices hike is due to pure speculation and spread of rumors. Unfortunately, the financial institutions also seem to buy into these unconfirmed/unreliable source of information (while approving housing loan for residential properties) - although it may be good for a buyer (of residential properties) in general 'cause they are sharing the risk with established institutions who are supposed to be better analysts of the market in general.


That said, I'll go ahead and start this thread with the hope that all of us make good use of the information that is at our disposal and benefit as our destiny desires.

Does anybody have an update on the opening or restarting the process of registering revenue land around Bangalore???

I've heard from Ground-Zero that they are talking about starting it towards end of March or definitely in the month of April? No specific dates or information has been shared. Either way, I thought I'd double check with the more knowledgable crowd.

The ban on registeration of revenue (agri. land) is another reason for inflated RE prices.

IMO, as long as the politicians have lands in/around B'lore, they will do everything in their means to keep RE inflated. Even if it means cutting off supply.

An interesting picture arises if you list those who benefit or lose by keeping the ban 'ON'

FYI, the registration of agricultural land has started (I quote well informed-reliable sources). The bone of contention is residential revenue sites that were formed before formation of BMRDA.

Can you please elaborate on that when you get a chance??? I never gave a thought from that perspective...

Also, do you have any idea as to how things work if one were interested in selling/buying a revenue site? What exactly is the process - actually is there a set process? What is the use if the site cannot be registered in the buyer's name?

DJ,
I'm not sure about lifting the ban on registeration of revenue land in the city limits/outskirts etc... however, you could be correct.

I'll key my thoughts reg. benefits/loss of keeping the ban later, when I get a chance.

I haven't exposed myself to any recent experience w/ "revenue site".

The site will remain a revenue site if it does not come under the old CMC or the new BBMP juris. It seems logical that once BBMP starts accepting betterment charges, the "revenue sites" or VP sites will get regularised and get BBMP katha. Even the CMC sites will be issued new BBMP kathas...

Friends,

I thought it would be worthwhile to share the latest tit-bit from the happening place...

One of my very close relatives was issued a notice by the District Commissioner's office to pay additional registration fees for correct valuation of a piece of land that was purchased a couple of years back. Due to various personal and legal issues from the original seller, these folks had not gotten the land registered in their name until recently.

When they finally did, they used the in vogue default rate and paid the due registration fees. They were immediately pulled up by the concerned officials and asked to pay-up the amount for the right market valuation - an additional expense of well over 1.5L.

When they finally presented themselves at the office of the DC for under-valuation of properties, they were stunned to know and understand the actual process of auditing and correcting issues with under-valuation of properties. The concerned department is supposed to have a crack team that makes field survey of the land to understand proximity of land to road, highway and other developmental projects - as also interview some locals to get a better picture of the ground realities.

Finally, when these people pleaded their case with the DC stating the property was bought more than 2 years back and were at the receiving end from the sellers who had tried their best to take them to the cleaners etc., the DC is supposed to have relented and agreed to a compromise of splitting the fees amount for his reasonable share of half the amount towards his pocket fees.

The practice goes unabated - can somebody not do something about it??? Share your thoughts.

Dear Friends, I will be moving to bangalore shortly and my company is at the Manyata Embassy Business Park (near Outer Ring Road). Please suggest good areas to live nearby. While, it will be just me initially, my family will join me in 6 months. So, would like to be near good ICSE schools.

You can find some good residential areas in Hebbal (which is the closest), Nagavara. Going further down, you can choose to live in Kasturi Nagar. If you want to live in old (very well established) areas, you can choose RT Nagar. I don't know much about schools around that area...but schools are aplenty.

You can try to stay in Hebbal - schools nearby VidyaShip on Bellary Road, VidyaNiketan in kempapura. Then there is Jalahalli (HMT, BEL area) - good schools are - Cluny Convent (alhtough it is only for girls). Hebbal also has Presidency School I believe.

I am very new to Banglore and expected to move from Dallas to Banglore. My office is going to near Binnamangala, Indiranagar, Bangalore - 560038, As I am not at all familar with banglore area, I am wondering if you guys direct me some resources and if someone can provide me some leads for residential , school near by. Also how is this area in general.
