Appartment or House to buy

Friends I need your help in me deciding should I buy a house or a appartment. Next month I am visiting India for 35 days and during my visit I am planning to buy a real estate property in Mysore. But i am not sure which is good - Apartmrnt or a house. I already has a duplex house in Mysore. I may live in this new property I am buying when I R2I. Therefore please give your expert opinion which one should I buy. Please let me know if I need PAN card to buy the property.

Here is a thread that discusses apt/house although the discussion is around ROI. I personally do not like apts. Esp. in a city like Mys where apts are sparse, ind. homes are a charm to live in. I guess maintaining a house will be tiresome. Security is another concern if you are planning to buy/build a house in the outskirts. If you want to worry less about maintenance & security, you should consider buying an apt.

I wonder what you plan to do with the house you already have.
Since you already have a house, perhaps you should buy an apartment and can switch if you find living in one uncomfortable.

Even in an independent home, you will not have the level of privacy that you get used to in the US. You will have a maid, possibly a driver/gardener, people coming by for ironing, milk, etc. If you lock up and visit the US for few months in the year, it'll be pretty well known to many people that the house is empty. So, I would not underestimate the security provided by a good apt society.

And maids, driver, ironwala, milkwala etc do not visit apartments? Do they not notice that apartments are empty?

My only point against apartments is "na jameen apni.. na chat... bas hawa me latka diya.."

Neither you have land, nor your roof.. You are just hanging in the air..

Dependent on state laws, you are partly owner of the land the building is sitting on.

Gated Villas may be the best of both worlds. You have the access to the individual villa controlled so that no one can monitor who is living and who is on a vacation. It also gives a community feeling but also the privacy. You own the land of your villa but have access to all the common amenities. Having said that, there is no place is safer but I see there are no disadvantages of living in a gated villa project provided that you buy one from a good builder.

Agreed. But its again a personal choice.. You are part owner of that land, but what decisions can you make for it?

If I have an independent house, I am free to add another floor to it. Or say, add another room on the vacant part of the land. Or say paint it orange.

Just my 2 paisas !

chuckkhan, What locality do you have in mind for independent house? Feel free to ignore, if it is personal. I would suggest comparing the location of apt vs ind.house to see how they measure up in terms of security & other amenities.
