Increase in rent in Chennai : any standard percentage?

I hope it is ok to post here and not in the real estate forum about my question on rent increases. I am looking for information on what a typical rent increase percent is these days in Chennai when an apartment lease expires. My folks are ex-home-owners who lived in their own home and renting is new to them. Their lease is up for renewal soon.

I live in Bangalore and the lease agreement has a clause that, in case the lease is renewed after the said period there will be an increase of 5%.

My lease agreement is 5% increase at the end of 11 months. Some others told me that it is 10%.
