I went to Ulavacharu based on recommendation here. I went on Saturday during lunch and tried the buffet. It was ordinary, nothing special. Is made to order better than buffet? Should I have ordered thali or gone for dinner?

If invested right, all the savings from renting can give huge returns over a period of 7-10 years. As per my estimate, the breakeven point is somewhere between 12-15 years. If someone were to rent for more than 15 years in bay area, then they will start to lose out on possible real-estate gains.
So for a fresh-graduate coming to Bay area today, this basically means that if you are in Tech, it is a better bet to wait to see if you can join a Pre-IPO startup in the first 10 years of your career. IF you get successful, you can choose to either R2I and retire, or LIA and buy a house with your new wealth.

Depends on what kind of mortgage and down-payment one will be making. There are a lot of moving knobs in this calculation, and very few end-results that ultimately suggests buying over renting (for whatever age group you are in). If investment returns from a Bay Area property is your investment goal, you are much better off buying AVB and similar Bay Area focused REITs.

In USA, if you are planning to stay more than 5 years, buying usually comes out better, comparing apples to apple (3bhk, 1700 sft home will not be available for rent for less than Payments+10%), only way you save money is living in an apartment instead of a nice SFH since apartment rent will be <3k while payments on SFH will be more than 6k.
In India on other hand, you can rent same house/flat for 2-3% of purchase price.
