Hi All,
I have planned to start up a B2C real estate venture that aims at resolving the woes of home buyers. This makes:-
· the search for an ?affordable home interesting & meaningful?.
· It would help ?discover the Truth? about the selected / short listed home / apartment.
· It will provide the buyer an ?in-depth understanding and analysis of facts? in order that he /she can take an ?informed and whetted decision? to buy or not to buy
· and finally it will guide the buyer to ?outsource the entire end-to-end buying process? to us, wherein we hand hold the buyer, manage, represent & follow through for him and on his behalf with the seller side throughout the multiple stage end-to-end buying process until possession, as if the buyer himself/ herself is present. This would involve finalizing negotiation strategy, negotiations, deal closing, commercial and legal due diligence, whetting of documents, initial documentation, transaction management, logistics, registration and execution, home loan analysis-negotiations-deal closing, project monitoring throughout the project life cycle, creation of records, whistle blowing, reporting deviations, compliances, conformity, adherence, advising on response to deviations and conflicts, home inspection, final payments & accounts monitoring, possession and post-possession claims if any.
It?s a B2C real estate concierge service ?aiming to empower? the home buyers and ?making their lives easy yet powerful? and helping them ?pre-empt financial risks and uncertainties?. This would also save the buyers money, time, efforts, hassles, conflicts and stress. Currently I am in the process of building an MVP and would share the same to learn, iterate and / or pivot, based on valuable feedback. The local brokers would be an inclusive and critical part of the model generating value for themselves and for the clients.
I would be glad if you could spare a fraction of your valuable time to comment upon the same and / or give your suggestions. I guess this is in India. As a devil's advocate, I would ask "Why would I have one more layer between buyer and seller when I also have a broker?" Do you want to eliminate the real estate broker and assume his responsibilities as well? If not, isn't it the responsibility of the real estate broker?

Also how do you plan to make the builder accountable? This is a big gap in India where the consumer feel helpless before these real estate builders who have the muscle, power and money to fleece gullible buyers.

In India, I would suggest anyone to first consider buying in an already established community or one very very close to completion and occupation. One needs to see what they get before they pay in India.
