Hi,

We R2Ied to bangalore last year and kids are going to school in Bannerghatta Road, I have been hunting for Villas in South Bangalore and the one that I narrowed down so far is Price Crosswinds, they are building Villas near Bannerghatta-Jigini road, closer to electronic city (12 kms). Would really appreciate if someone can let me know any information about this builder and the project, how reliable the builder is. Villas start at 1.4 crore (3000 sq. ft Built Area) and the Phase one completion is around Dec 2013/Jan 2014.

I saw some contradicting reviews of this builder in mouthshut.com.

Appreciate any help from fellow members in this forum.

Good luck ! You are ready to pay for something that "might" be delivered in 2014.. The best case scenario is something delivered by 2016.

Here's how the game is played.. Your money will be used for stock market speculation by the builder (or as advance for land for his next project). If market keeps going high and builder makes a profit, he may decide to show some mercy and build a shell of a "villa". Until then, you'll be spending every weekend traveling back and forth to the location.

This is typical of builders. Any positive review in mouthshut is just the builder's post.

In RE, always buy something that's ready.. Alternately wait for it to complete and buy by paying a premium, if required.

Desiparadesi, going by what you said, we can never invest in upcoming projects:(
Should we only invest only in ready to move in projects. Is it feasible? The prices are going to be more unless you book in prelaunch period though.

IMO you should buy pre-construction project if you can be sure about the honesty of the builder and you are getting a bargain of the lifetime. In OP's case, I don't know about the honesty of the builder; but a 1.4Cr villa does not appear to be a bargain of the lifetime.

It is PRIDE cross winds and builder is pride.
He has done a few projects including in BG road, and at best can be termed average builder.
The location is far off, cost is high and more importantly reliability is low.
Chances of delivery on time as earlier poster mentioned is close to nil.
If you do go for it insist on pay as per milestone and not fixed timeline as builder would like.
Also check out Vakil's en casa, it is somewhere close to this place (5kms from narayana hrudayalaya), costs about 90 lakhs and vakil is probably more reliable (in terms of delivery).

#2. While there is some truth in what desipardesi said, he has painted all builders with the same broad brush. In fact, desipardesi was also very pessimistic about the Sobha Emerald project in Coimbatore. Read it at the following link message #125, #128 and #135 and the subsequent discussions.

Now fast forward, the project was handed over and this was one of the successful project by any measure and right on time with a lot of customer satisfaction. Since then, the same builder is half way through on their next project and have two more projects in pipeline.

I don't know about this builder but the issue with buying ready made villa is that in all good projects within one year all the good plots get sold off quickly and what remains is the badly located plots. In some cases, like in the case of Sobha emerald, all the villas get sold before they complete the project. So, do some research and get an idea from the internet forums but remember there are a lot of noise out here.

Thanks a lot everyone for the responses! Here is some more information...

2 weeks ago when we went, only 2 villas were booked, we liked the model villa very much and wanted to go for that however just 2 days ago when we went, 22 villas were already booked (including the model villa that we wanted to book), the builder (sales-person) seemed quite honest as when I asked for contact # of people who have booked the villas, he provided the details and contact # and I did call one of the person to verify. Another thing I came to know is that the builder has the revised (increased) price list effective from Next Month that he showed to my wife when she went to inquire further.

The project is approved by HDFC, LIC and AXIS banks and I did call my bank relationship manager about what it means by Bank Approved project, he explained to me that HDFC is quite strict before granting the project approved to the builder. So I got some confidence there. The builder already has 2 model villas that are completed and it looks quite impressive, and the construction is good as well. We did look into many other places however the price is beyond my budget and secondly this project is closer to my kids school. What I am more impressed about this project is the location, quiet and peaceful area.

The builder seems to have done couple of residential and commercial projects in Bangalore. I am trying best from my side as well hard to get more information about the project. The builder has given details about the cost break-up and the installments in which money to be paid during the construction. If I get more details I will definitely post here. Currently many people are opting for Villas in outskirts of Bangalore as there is lot of talk on Satelite Ring Road and more infrastructure development happening all across bangalore.

This is really not related to your question here...but I thought it might be useful info.

Last weekend we went window shopping for a villa in LGCL, off Sarjapur road. (We really have no intentions of buying a villa yet). The price quoted by the builder was 2.7 Cr for a corner villa. He had the cost of different sizes of villas on paper and handed that to me. We saw the villa, said ok we will get back to you and walked off. Yesterday the GM from the builder's office called asking what is our decision etc and just for curiosity, I asked him what is his best price and he said he is willing to sell for 2.3Cr and can negotiate further based on my payment plan. I was taken aback at the 40L difference in price in 5 days. The last time I purchased a flat in B'bay all I managed to bargain was like 20Rs off per sq feet.

Not sure if this is the case with all builders in India or if it is specific to Blore real estate.....but lesson learnt that might be useful to others is, try to bargain real hard....no harm in asking for a ridiculously low price.

Please take time to read my experiences with RE in Bangalore (Villas) in my diary. You need a good lawyer to start with. DO NOT TRUST THE BANKS' APPROVAL.
