Moving to Pune - Help and guidance required

Hi,

I would be moving to Pune in a months time. I have never been to Pune before, so have the following questions
- My office would be at the Hinjewadi IT park. What area should I look for renting an apt so that the travel time is bout 20 mins or so.
- Are there good gated communities around this area, that you recommend. I have a lil one who would start pre school shortly so need to rent in an area, where these are easily accessible
- What would the rent be for a 3 bhk here approx (semi furnished only wardrobes)
- How is the property market in Pune. Is it the right time to buy. Once I settle in I may be interested to purchase one
That's it for the moment. Would really appreciate help on the above. Thx in advance

Area: Wakad (nearest);Baner;Aundh
House n school : Lots of good gated communities and preschools[Indira kids] in Baner
Rent: 3bhk: 20k PM(approx for semi furnished)
Property market :I think its always good to buy house when you feel like buying (will never go wrong as I never saw prices going down over a period)

I live in Pimpale Saudagar (between Aundh and Hinjewadi). There are many gated communities in this area (Pimpale Saudagar, Jagtap Dairy, Kalewadi Phata and Wakad)....actually, there is nothing but gated communities in this area.

Finding a house on rent is a tricky business. Almost all of the transactions are done thru real estate agents and they charge money. The houses for rent are often in bad shape and need extensive cleaning.

I will keep my eye open for any 3 bedroom house that can be rented directly from the owner.

What's the water, electricity situation in Hinjewadi area? Do you get PMC water for 24 hours or do you have to get tanker water?
Hows the greenery in this area? Is it comparable to Magarpatta city?
How easy it would be to admit the kid in the middle of academic year if he is in LKG/UKG? Is the admission very difficult if we shoot for first standard in good school as opposed to LKG?
What's the typical rent for a non-furnished 2BHK apartment in a good complex?
