Finding Apartments/Houses for Rent in Bangalore

I am currently looking for apartments/houses in ORR/Sarjapur Road area (ex: Adarsh Palm Retreat, Sobha, Mantri). I have checked various sites like craigslist, commonfloor, magicbricks, sulekha and find that 95% of the ads are by real estate agents and same apartment/house is advertised by more than one agent. Very few ads are by owners. I had couple of questions on this:

1. Does anyone know of a better way to search for apartments/houses for rent - specially directly by owners? Do companies like Intel, Cisco etc have intranet sites (I know they will not be accessible directly but I can check thru contacts)?
Any suggestions welcome.

2. Since there does not seem to be a 'shortage' of apartments/houses, can one negotiate on rent and/or deposit? If so, what is the typical bandwidth - is it 10%? or more?

Yes. Try company in house tools for better results.

It'll never be the case :) Even in remote part of Bangalore, owners demand and tenents pay! My friend stays in Dodda Kammanahalli and I consider it to be south most tip of Bangalore. But there also same story. 2bhk min 12k-15k and 10months advance.
