How much rent to expect for new 2 bedroom Apt in Adyar

We are just finishing up interior of a two bedroom apartment in Karpagam gardens - right next to The School in Adyar. There are 4 units in the complex - the apartment is next to the green (full of trees) compound of school - it is a very nice neighbourhood.

It is about 1350 sq ft. I have no idea what to quote for rent - my folks back home are not able to guide me. I will appreciate any suggestion. Also, if you know of anyone looking to rent in that area please let me know.

Rs 13,500 (Rs 10 / sq ft) - probably too low
Rs 20,000 (~ Rs 15 / sq ft) - probably sweet spot
Rs 27,000 (Rs 20 / sq ft) - probably too high

You can get an idea from the listings in the local (free) weekly paper 'Adyar Times' and in the classifieds in The Hindu (both come out on Saturday).

If I were to rent your apartment my top concerns would be,

1. Water (quality/source/.... - varies from Street2Street and from House2House)
2. Safety (the streets in K Gdns are desolate most of the time except for I Main Rd)
3. Have to trek to Adyar (proper) or Besant Ngr for most shopping

Thanks for the info. I will advertise in Adyar Times and Hindu. That would be best way to proceed I think.
