Is AirBnB common in India? Has anyone invested in a property for the sole purpose of renting it our on AirBnB?
Many of my friends (in the US) have invested in properties in vacation-friendly areas & rent them out on AirBnB.

AirBnB in India?
Most Apt complexes in Bangalore do not allow the owners to let their home for short term rental (They call it service apt in India). Owner's association will enforce this.
Add to it the water quality/intermittent power/cleaning challenges + client's expectation, it becomes a issue for any owner. So you don't hear much about AirBnB. Some homes in CBD do host guests in their home. But it is more like a cultural experience for outsiders.

A friend of mine has rented his house through a startup called Nestaway. It pays my friend a fixed monthly rent and it sub-lets the house like a PG for multiple tenants. For this to work the property should be close to some IT job centers where there is demand for PG accommodation. If you are buying a residential property to rent you can consider this option as well (in case AirBnB is not feasible)
