Looking for any recommendations on apartments in Gurgaon and/or good property dealers.

Moving to Gurgaon in March this year. Would like to short list some apartments before we get there and then finalize once we reach. Have talked to 3 property dealers but no progress so far. Getting a bit worried now as we get closer to the move!
Targeting DLF phase 4 around IFCO or HUDA. Looking for a relatively new apartment with all the amenities (which looks like is a standard in most new apartments). Can go more Southeast (newer and less expensive apartments), but worry if traffic would become a problem.

More details would help in providing an informed answer - price range? sq. ft preference? where is your office? which schools are you looking at for your kids? etc.

Without knowing these things, I can only provide some general thoughts -

1) It looks like you are searching for luxury apartments with all amenities like swimming, tennis, basketball etc. No worries - plenty of options in Gurgaon. I am biased but my personal favorite is Golf Course Road (sectors 53, 54, 55) and I currently live here. Its next to my work, my daughter's school is less than 1/2 a kilometre away and it works out really well. This area is premium real estate in Gurgaon and looks really nice. Commute to most office parks in Gurgaon like Cyber Hub, Sector 29, Tikri village is about 15-25 minutes depending on traffic.

2) DLF phase 4 around IFFCO - the only luxury option I can think of here is the World Spa by Unitech. But my knowledge is limited here. Other than Golf course road and World Spa, your options for luxury apartments are: Central Park Resorts on Sohna Road; Nirvana Country; Heritage City on MG Road; Belvedere Park on MG Road; Ardee City apartments etc. 99 acres is a good website - just choose Gurgaon as location and sort by price (high to low). It will start you off in the 6 lakh per month range and go down all the way to 20K.

3) You might not have a lot of luck dealing with property dealers from the US. Do you have any friends here who can recommend you an agent? If not, just ping me and I can give you a few names. They are all a bit difficult to deal with but some are better than the others. Even then, be on your guard and think of it as dealing with used car salesmen or lawyers in the US.

4) I would recommend temporary accommodation in a guest house for a month while you are searching for a place. Hotel rooms are not great for this but there are some good guest houses/service apartments in Gurgaon. Perch guest houses are an example of this. I think Central Park also has some service apartments that are really nice. All of these options are on the relatively expensive side. There are obviously options available in all price ranges.

What else can I tell you other than not to worry too much? Gurgaon is a decent city and I expect you should have no problems (other than the minor adjustment problems) in settling down here.

Husband will work in DLF phase 1. My older daughter will go to the Sri ram school Aravali campus
I have not finalized on a job yet but will likely be working in either Artemis or Fortis Gurgaon.

Good to see you as well. I am absolutely, totally, unequivocally, enjoying it here. My daughter feels the same way, maybe even more than me. My wife has gone from hating it to slightly loving it. She needs a bit more time for India to grow on her :)

All in all, very happy with our decision to move back home to India. Dallas is cool too and I hope you are having fun.

The extra information helps quite a bit in answering your original question. Now, I am even more convinced that Golf Course road is the best option for you. All of your commute times will be about 15 minutes (husband, daughter and your commute). In fact, if you live in the sector 42 area on golf course road, your husband's commute will be a breeze - less than 5 minutes.

First decide your budget on rental properties. Ofcourse goes without saying don't even think about buying right now. Rentals have dropped significantly in premium properties. Whatever is listed on 99 acress can be a tad higher (say 10-20%) so you can negotiate a bit. You can negotiate with broker also. They usually charge 15days of rent but can negotiate a bit if going for premium properties. I think rent may be 1lakh plus maintenance, electricity per month in premium properties or even higher. I think one of the posters here moved to La Lagune initially. Good property on golf course road.

Brokers will probably not take you seriously at this stage. Most of them are unprofessional anyway. No point cribbing over them. Plus hunting for an apartment maybe futile at this stage. It may not be vacant by the time you come. Usually people do not like to keep it vacant for more than a month. So if you have to move in March, you will get to know about vacant apartments in Feb. Also amenities may look nice in pics, they may deceive in reality. Best is to come here and finalize. A guest house stay will solve the purpose in a week or so.

Best strategy is filter out from 99acres and you will get in touch with broker directly. Most properties are posted by them only. No point hunting exclusively for one. One of my cousin's office is in phase 1. From what I know most are individual houses type in phase 1.

Just like Yagna said your best bet is golf course road. I personally do not like it as it is very crowded (and no nearby cricket grounds in that area) but it houses some of the most expensive apartments in Gurgaon. It is really well developed now with good connectivity via metro and tunnel systems. Driving through that road during non-peak hours is a charm in itself. Another option is golf course extension road where newly built premium properties are housed and little away from daily hustle and bustle.

However with one office in cyberhub and school sriram, you may be better off on golf course only. However do keep in mind Artemis and Fortis will not be close by from that area. Expect to take 30-45mins in non peak hours and 45min-1/1.5hr hrs during peak hours.

I also work in a hospital, though not a doctor.

Due apologies Nidhi for spreading some misinformation. I would listen to returning_indian as he definitely knows Gurgaon better than me. I probably always went to Fortis/Artemis during non peak hours and have no idea what peak traffic looks like.
